This gorgeous, ground floor condo has high ceilings, exposed brick, and a real WOW factor!  This unit has one bedroom with a king bed, a small ‘den area’ with a daybed, one full bathroom and a small half bath - beautiful kitchen, spacious couch, pool table, football, and shuffleboard. ABSOLUTELY NO PARTIES, NO PETS , NO SMOKING - MATURE RENTERS ONLY

Located in the trendy South Broadway district - Live like a local -Some of Newport’s top restaurants are just steps from the door - five minute walk to downtown Harbor and shops - five minute walk up to Bellevue Ave. 

******We know this LOOKS like a great place to party, but due to our nice neighbors, who we like and want them to like us, we can not host partiers here.  If you're looking for a great place to unwind with friends or family after enjoying all the great things Newport has to offer, this is it!

Zip Car and Hertz 2 blocks away - bus stop across the street.

Easy walk to just about everywhere -  Walk to the Ocean in 15 minutes and the downtown/harbor is only a 5 minute walk.  Once you get here you really don't need a car.  Newport has so much to offer all year round - you'll never be bored!

The 'Den' area has a daybed with 2 twin mattresses and a room divider - but no door
The apartment is ground level and has a condo above so you will hear all the noise associated with lively urban apartment living.
Also, the half bath is small and located through the bedroom. 
GUESTS ARE LIMITED TO THE PEOPLE STAYING IN THE UNIT (MAX 9 or 3 Down - 6 Upstairs if renting separate.).  

PLEASE BE CONSIDERATE OF MY NEIGHBORS - The noise does carry so we ask that you bring the noise in from the roof after 10 pm.(when renting upstairs) and when coming and going late at night while outside.

Parking: There is on street parking but I've never had to walk more than two blocks.  Please pay attention to the signs regarding parking. 

I have one guest pass (for each unit ) for resident parking only streets - which mine is - only required May 1 to Oct 1 ) Passes absolutely MUST be returned - failure to do so will result in forfeiture fo entire security deposit - replacements are next to impossible to get. The upstairs unit has one off street spot about two blocks away.

I can be reached 24/7 on my cell phone. My property manager, Sam, is available if I can't be reached and just down the street should the need arise.
Zip car 2 blocks away - Bus stop across the street.

*Cleaning is done before guests arrive and after they check out. Cleaning fees cover basic turnover cleaning -  The STOVE, microwave and refrigerator should be left as clean as you found them.  Because of guest feedback, we ask that you keep the next renter in mind and refrain from cooking seafood and other foods that leave a lingering odor. Additional cleaning fees will apply and will be deducted from deposit if property requires additional cleaning.  

I appreciate your interest in my home. Please understand that in order to keep my neighbors happy and to make sure my home stays beautiful for my next guest, I ask that you limit the amount of people in the unit to 3 downstairs - 6 upstairs (this includes day guests) or 9 if renting both units.. 

I have been honest in my description, I appreciate honesty from my guests; if you plan on entertaining, there are lots of other properties that welcome it. 

Keyless entry.  Call my property manager, Sam, for parking pass.     Basement is off limits.  →DISCLAIMER: For your safety and the safety of others, the OUTSIDE of the building-  as well as the basement- is monitored with cameras.

There are NO cameras INSIDE the apartment - That would be creepy.

The pictures don't do it justice! I don't think we've ever stayed in a better vacation rental.  The location was perfect, walkable to everything you want to see and do in Newport.  The apartment was spotless, very large living room and kitchen, separate bar, and everything was very well done. Granite countertops everywhere, all you needed to cook ( but who would want to, with all the great restaurants nearby), beautiful leather couch, shuffleboard, foosball, and pool table all in the open area, with exposed brick and high ceilings.The bed was extremely comfortable, with nice bedding.  We especially enjoyed the little humorous touches here and there. Everything was provided so no trips to the store for toilet paper or tissues!

This place is

First...we are frequent travelers and are rather picky about our accommodations. This place fit our "pickiness" perfectly. Very, very comfortable, great location, AWESOME mattress and linens and... immaculately clean. Just to sum it up...we loved it.

We didn't meet Barbra in person, but had several conversations with her and she was a wonderful hostess. She provided great recommendations, spot-on guidance and advice about the local area, and even helped me with a parking situation which I encountered (totally my fault by the way). Everything you need is here. If you want to cook...great stove and utensils. If you want to walk Newport...great location for walking everywhere. If you just want to lock yourself away from the world...you will certainly be happy here,

Stay here. Choose this place. If you are coming to Newport this is a great choice. We were happy and my guess is you will be too.

Fabulous weekend getaway!

Hubby and I had a great weekend getaway at Barbara’s cool and trendy condo. This is not your standard rental, from the high end chefs kitchen, exposed brick and cool decor like the old style wooden phone booth! We made great use of the pool table. Location is fantastic, you can walk everywhere! We hope to visit again when the weather is a bit warmer.
